CasaMove is not simply a permanent garden building described as “mobile”. It is specifically designed and constructed around the legal definition of a caravan/mobile structure, including its construction method, mobility characteristics and dimensional requirements.
For an ancillary annexe route to be appropriate, the main principles normally include:
- The CasaMove remains within the residential curtilage of the main house.
- Its use remains ancillary or incidental to the residential use of the main dwelling.
- It is not occupied or rented as a separate independent dwelling.
- The structure itself meets the relevant statutory caravan/mobile structure definition.
Where these conditions are genuinely satisfied, use of a qualifying caravan/mobile home as ancillary annexe accommodation may not require planning permission. Independent residential occupation is treated differently and normally requires planning permission.
Where the homeowner wants formal certainty before proceeding, a Certificate of Lawfulness can also be considered.

Current statutory limits for qualifying twin-unit caravans permit structures substantially larger than many homeowners expect. However, those dimensional limits are only one part of the legal test and do not by themselves determine the planning position.

Crane Access Isn’t Essential
Where access allows, CasaMove can be substantially factory manufactured or pre-assembled and positioned on site by crane.
Where crane access is restricted or impractical, the structure can also be designed for on-site assembly, allowing CasaMove to work for gardens with tighter or more difficult access.
Factory manufacture where practical. Crane placement where suitable. On-site assembly where required.
This is an important CasaMove advantage: difficult access does not automatically rule out the project.

The homeowner is responsible for ensuring that the location and intended use remain appropriate — particularly that the structure stays within the residential curtilage and its use remains ancillary to the main dwelling.
Where appropriate, we can also provide the technical information needed for the homeowner, architect or planning consultant to seek confirmation from the local authority.
